Snagging and completion close-out
This is the tidy-up after the build: small gaps, unfinished junctions and the list of items nobody closed before the scaffold came down. We work through the snags you send us, on site, in one focused visit.

When this comes up
- Incomplete junctions where plaster, timber and paint meet
- Fittings that were left until last and never quite finished
- A snag list from a buyer, tenant or agent that still needs making-good
After the visit
After the visit we tell you what was closed and what, if anything, still needs another attendance. You decide whether to go further.
The £350 deposit is the full price if the snags you listed fit in the four-hour visit. If we need more time or materials, we write that as a separate quotation. Accept it and you pay only the extra; decline it and the £350 stands as the cost of that visit.
On the visit
- One visit of up to 4 hours on the remaining completion items you described
- Making-good of small finishing gaps during that visit
- A written note of any remaining snags, with a price if more work is needed
Not included
- A building-control inspection or a surveyor’s report
- Structural design or new-build contracting
- Hours beyond the included visit, unless you accept a later written quotation
